Our process

Placing capital is a process,
not an introduction.

Five steps built to protect your project and shorten the path to closing.

  1. 01

    Understand the project

We start with the asset, the business plan, and what matters most to you — speed of close, rate, leverage, structure, or a partner for the long term.

  2. 02

    Build the package

Underwriting, sizing and offering materials are prepared with you before anything goes out, so the first look an investor receives is the right one.

  3. 03

    Go to a curated list

Your transaction goes to a targeted set of financing sources chosen for it. It is never blasted to a mass list, and it stays confidential while we work.

  4. 04

    Negotiate the term sheet

We compare structures side by side and negotiate the terms that carry real cost, not just the headline rate.

  5. 05

    Close

Third-party reports, legal, draw schedules and closing conditions. We stay in the process through funding, at the point where time is most expensive.

Our Clients

Our clients rely on us to act in their best interests. It’s a responsibility we take seriously, which is why we’re committed to clear principles, a strong sense of character and the highest possible standards.

Senior living: the facts

Superior performance

Senior housing has outperformed other property types on the NCREIF Index in appreciation, income and total return.

High-growth industry

Higher rental rate growth year over year than any other commercial property designation.

Recession resilient

A needs-based business that has sustained occupancy through periods of economic stress.

Intense demand

Over two and a half million Americans reside in senior care facilities, a number expected to double by 2040.

The market today

Demand has outrun supply. National senior housing occupancy reached 89.9 percent in the second quarter of 2026, the 20th consecutive quarterly gain, while units under construction fell to their lowest level since 2012 and year-over-year inventory growth set a record low of 0.4 percent. The oldest baby boomers turn 80 this year. NIC expects occupancy to pass 90 percent before year end, and Emerging Trends in Real Estate 2026 ranks senior housing second of 27 property subsectors for both investment and development prospects.

Our story

The history

Founded in 2009 by Rudy Trebels, Wedgewood Investment Group began with a focused commitment to senior living and the unique capital needs of its operators and developers. Over the years, that focus became the foundation for a broader commercial real estate capital markets platform.

Under Rudy’s leadership, Wedgewood has completed more than $5 billion in transactions and executed deals with more than 100 lenders and investors. Along the way, the firm has developed a deep network spanning community and regional banks, international financial institutions, private equity, and domestic and international investors.

That experience has given Wedgewood the ability to structure and execute complex transactions, connect clients with the right sources of capital, and navigate changing market conditions with confidence and discipline.

Today, Wedgewood provides capital markets solutions across a broad range of commercial real estate asset classes, including senior living, multifamily, industrial, retail, office, hospitality, mixed-use, and development projects.
